Popular OC Eatery Will Open at Newly Renovated Project with Full Bar, Dinner Menu

COSTA MESA, CA, January 28, 2019 – Cushman & Wakefield announced today that Costa Mesa’s Outpost Kitchen will open their second restaurant at 3420 Bristol Street in Costa Mesa, CA. The popular eatery has signed a lease for 3,000 square feet (sf) on the ground floor of the building for their new location.

Brokerage professionals Jennifer Pelino, Rick Kaplan, Robert Lambert, and Brian Booth from Cushman & Wakefield’s Irvine office serve as the exclusive leasing agents for the property and represented landlord South Coast Plaza in the transaction. The tenant was represented by Michael Brandon of Brandon-California.

3420 Bristol Street is a seven-story, 66,835-sf office building that has been undergoing extensive renovations by the landlord to reposition the property. South Coast Plaza worked with award-winning architecture firm Shubin Donaldson to re-design and re-create the mixed-use building to meet the present-day, high-end demand of today’s coastal tenants and guests. A key tenant at 3420 Bristol is TechSpace, the nation’s premier shared office space and coworking provider, who occupies two full floors. TechSpace members range from startups to established enterprises who enjoy a contemporary ambiance, robust technology infrastructure and a concierge staff providing amenity-rich services.

The new makeover and reconfiguration has revamped the project’s entire outer shell and added covered outdoor patio space, refreshed landscaping, a fully refurbished main lobby, and hip new ground floor retail space. Bay Area-based coffee purveyor Philz Coffee opened their third Orange County location there last month, occupying 2,831 sf on the ground floor.

Outpost Kitchen, which offers locally sourced, organic food with Australian flair, will feature a full bar at their new space and be open for breakfast, lunch, and dinner.

Costa Mesa, Calif.– When Jim Fallon was looking to open a second location for the highly successful Beverly Hills-based language school he owns and operates with his wife, he had some specific requirements.


He needed, among other things, premier officer space with the right demographics, an office located in a diverse community with convenient parking, and a place where students would feel safe coming to at night.


It didn’t take long for Fallon to settle on 600 Anton Blvd., Garden Suite B, for his Orange County Lingual Institute, the sister location to the highly acclaimed Beverly Hills Lingual Institute, which opened in 1996 and remains the largest private foreign language school in the Los Angeles area, with an enrollment of about 1,000 students.

Open at Plaza Tower since January 2012, the Orange County Lingual Institute recently committed to a multi-year lease in its street-level, 4,200-square-foot office at 600 Anton, just steps from the cultural venues, restaurants and businesses that make Plaza Tower and surrounding offices the heart of Orange County’s urban downtown.

“It’s a wonderful location,” said Fallon, president of the Orange County Lingual Institute, which offers instruction in 20 languages in well-lit, air-conditioned classrooms that face the beautiful plaza next to the Segerstrom Center for the Arts and are a short walk away from the world-class South Coast Plaza retail center.

“When we get new people coming here, they absolutely love the location,” Fallon said. Free parking and direct access to the language school are big plusses, he said – as are the classrooms’ proximity to major freeways and to John Wayne Airport.


Unlike other language schools, the Orange County Lingual Institute does not rely on gimmicks or unrealistic promises to attract students, Fallon said.


“Our gimmick is that we have no gimmicks,” he said.


Classes at the Orange County Lingual Institute are limited to 10 students, and instructors who are native speakers in their respective tongues teach reading, writing and speaking in 80-minute sessions twice a week. The school is open Monday through Thursday from 10:30 a.m. to 9 p.m.


“We believe that small class size, quality teachers, the best facilities and the highest-quality textbooks are key foundations to learning a language,” Orange County Lingual Institute Director Christine Jacobs said. “However, truly learning a language requires knowledge of reading, writing and speaking; anything less is teaching illiteracy.”

Jacobs said the philosophy of the language school rests on four majors tenants of learning a language: Follow your heart, or choose the language you will love learning and using; Just a little every day, meaning that if you study 10 minutes a day, you can accomplish a lot; Seize the opportunity by immersing yourself in your language of study through television, radio, films, restaurants, festivals, newspapers, neighborhood streets and, of course, travel; Stick to it by attending class once a week for a single year.

Students at the Orange County Lingual Institute run the gamut from teens to seniors, and include those who want to learn another language for the sheer intellectual challenge, to those who want to brush up on the foreign tongue they studied in college, to people who have married into different cultures, Fallon said.

In addition to popular classes like Spanish, French and Italian, the Orange County Lingual Institute offers more exotic languages such as Swahili, Latin, Farsi, Hebrew, Tagalog and Russian.

There currently are about 250 people enrolled at the Orange County Lingual Institute, which has enjoyed study growth since moving into 600 Anton Blvd., Fallon said.


“We want our students to feel like they are learning a language the right way, and having some fun interactions with each other as they do,” he said.


The 600 Anton Blvd. building is owned by Anton Boulevard Associates and managed by the Office Division of South Coast Plaza.

Neighbors of the Orange County Lingual Institute include Center Tower and Plaza Tower, both 21 stories, the 17-story Park Tower, the 400-room Westin South Coast Plaza hotel and the cultural institutions South Coast Repertory Theatre, the Orange County Performing Arts Center, and the Renee and Henry Segerstrom Concert Hall.


“They’ve been very good to work with,” Fallon says of C.J. Segerstrom & Sons. “They understand our business and have worked with us to try to make it a long-term relationship that benefits both of us.”

Mangiamo Gelato Caffe opens third location at Plaza Tower Retail

For years, owner Bob Hoxsie wanted to open a restaurant.  After 30+ years of working in construction, tired of driving to LA, it was time for a change.  Convincing his wife, Tanya, was a different story.  “Most restaurants fail!” was her response every time the subject came up.  Finally, Bob tried a different approach…

Bob started talking about his Italian heritage.  He talked about his family still living in northern Italy.  He reminded Tanya, often, about their vacations in Italy and how much they both loved the country, the culture, the gelato!  After months of research he showed Tanya a web site describing a Gelato franchise.  A few days later, another Gelato franchise, then another and another…

Eventually, she started listening and then one day, they visited a small gelato franchise store and tasted their gelato.  It was amazing!  You see, most gelato in the states isn’t very good.  It’s made in a warehouse, frozen and shipped to the store.  The gelato they tasted that day was made fresh, right in the store and that was the selling point.  If you’re going to take the risk to change your career, invest your retirement, work 7 days a week – it better be for something good!

Since that day, Bob and Tanya have been researching, learning, developing, creating and living gelato.  Deciding not to join a franchise, they have worked to create nearly 75 of their own gelato recipes and the store is designed out of their love for their product and Italy.  The picture that has become their logo was taken during one of their vacations in Italy in a small town called Camogli.  Bob took the picture; Tanya made it into their logo.
